What does it take to put things right and keep them right?

Elect Building and Maintenance delivered bathroom refurbishment works for LIVV Housing across an 18-month programme.

The project involved full strip-out and replacement works to a bathroom that had fallen into disrepair. Our team took the space back to brick, installed a damp proof membrane, re-levelled the window area, boarded and skimmed the room, and fitted a new bathroom suite, tiles, polysafe flooring, sink and toilet. We also recommended the installation of an EnviroVent fan to help reduce the risk of future condensation and damp issues.

The challenge

The original scope focused on a ground floor apartment. Before works began, further issues were identified in the bathroom above, creating additional pressure on programme delivery.

There were also communication barriers with the tenant, which meant the team needed to work through a family member to explain the works and support decision-making throughout the project. This added complexity and had the potential to delay progress. 

Our approach

We responded quickly and practically.

To protect the programme, we increased the number of operatives on site and adjusted delivery around the additional works. We kept communication clear and consistent, working closely with the tenant and her daughter to make sure the process stayed understood and manageable.

The outcome

The bathroom refurbishment was completed on time and within budget, with a finish that met the client’s expectations.

By recommending and installing improved ventilation as part of the wider solution, we also helped address the root cause of the problem rather than only the visible damage. That meant a better long-term outcome for both the property and the resident.
